The Trust Building

The vacant Title Insurance and Trust building, a historic 1928 Art Deco building in Downtown Los Angeles, was modernized to bring creative office space to 433 South Spring Street. The 11-story, Type I building houses 300,000 square feet of modern offices with a two-story mechanical penthouse and 1.5 levels of basement garage with 128 parking spaces. Additions included ground-floor retail space, a new seventh-floor common corridor, new restrooms for future tenant spaces, all new MEP systems, and rooftop dining with 360-degree views of Downtown. Modernizations include restoration of historic elements, street-level retail facade design, the second-floor mezzanine, exterior decks, and a voluntary structural seismic upgrade.

 

Morley Construction Company provided the structural concrete for the project, totaling 1,836 cubic yards. Scope of work included foundations, slab infill, concrete encasement, and topping slabs for stairs and metal deck.
